OVER GARAGE BATHROOM ADDITION · EDMONTON
Built Above the
Garage. Made to Belong.
A thoughtful addition above the garage gave a growing Edmonton family more
space, better light, and a private suite that finally matched how they live.

What if you could transform the home you already love into something that works better for you?
These homeowners were not looking to move. They valued their yard, their neighborhood, and the life they had built…
A Home That Wasn’t Square… or Level
Building a master ensuite above the garage introduced challenges that shaped the entire project. The existing home was not square or level, and the roofline had several intersecting planes that required custom stick framed rafters and other framing solutions in order to address the challenges present. Siding, trim, soffit, fascia, and eaves were all coordinated so the addition would read as original from the outside rather than attached after the fact.
The Invisible Addition: Exterior Tie-In
APPROACH
Custom stick-framed rafters matched to existing roofline geometry
CHALLENGE
Non-square, non-level existing structure
SOLUTION
Coordinated siding, trim, soffit, fascia, and eaves throughout
RESULT
An addition that reads as original from the street
Insulation as a First Principle
Floor space above a garage is exposed to temperature extremes in a way that interior rooms are not. Insulation and air sealing were treated as priorities rather than afterthoughts, so the new suite would feel like a natural part of the home year-round…
A Suite That Feels Like It Was Always There
The finished suite includes a larger primary bedroom, a walk-in closet with practical storage, and a fully reimagined ensuite with a steam shower, soaker tub, dual vanity, and a separate water closet. New windows run throughout, bringing considerably more natural light into a space that had previously felt closed off.
The best additions do not announce themselves. From the outside, there are no obvious seams or jarring transitions.
